GSE, a leader in logistics real estate, is developing a cutting-edge 16,500 m² logistics hub in Creuzier-le-Neuf, located in France's Auvergne region.
Set to be fully operational by May 2026 following a mid-June 2025 construction start, this ambitious project represents an €18 million investment and will be utilized by global beauty giant L'Oréal and logistics specialist Transports Thévenet.
A new benchmark in logistics excellence
Transports Thévenet specifically partnered with GSE to bring this sophisticated platform to life. The facility is meticulously designed to accommodate the complex logistics flows and highly technical operations required by both tenants, particularly for L'Oréal’s demanding needs.

Tailored facilities for diverse needs
The future building, spanning approximately 15,200 m² of storage space, will feature six distinct storage cells. These include areas for dry storage, advanced temperature-controlled chambers (both hot and cold), and dedicated zones for sensitive products, ensuring optimal conditions for a wide range of goods.
Furthermore, the facility will incorporate 300 m² of state-of-the-art ISO 9 clean rooms. These specialized environments are designed for critical operations such as product sampling, stringent quality control, and precise reconditioning.
Complementing the industrial areas, a tertiary block of approximately 400 m² will house modern offices, versatile meeting rooms, and comfortable social facilities, providing a complete and efficient workspace for staff.
Commitment to compliance and sustainability
This advanced logistics platform is built to stringent regulatory standards. It is subject to ICPE (Installations Classified for Environmental Protection) regulations, registered under section 1510 with the application of the LC/SLC sub-section, along with other relevant sections pertaining to the storage of flammable and toxic products, ensuring the highest level of safety and environmental protection.
In line with modern sustainability goals, the tertiary sections of the building will comply with the RE2020 environmental regulation. Additionally, the structure will be delivered with a reinforced roof, specifically designed to facilitate the future installation of photovoltaic solar panels, demonstrating a forward-thinking approach to energy efficiency and renewable resources.
