Major acquisition strengthens urban logistics footprint in France
In a significant expansion of their logistics real estate holdings, asset management expert Atmos Capital and investment firm HIG Capital have jointly acquired five key logistics buildings across France.
This off-market transaction adds approximately 14,000 square meters of prime logistical space to their growing portfolio, signaling strong confidence in the French urban logistics market.
Strategic locations and high-value assets
The newly acquired properties are strategically located in high-demand areas near major French cities: Bordeaux, Montpellier, Le Mans, Troyes, and Orléans. Ranging in size from 2,000 to 5,000 square meters, these facilities are currently leased to leading logistics providers such as GLS and Mondial Relay, underscoring their operational value and essential role in supply chain networks.
The properties offer significant potential for valorization, with a strong focus on meeting evolving user aspirations, particularly concerning ESG (Environmental, Social, and Governance) criteria.
Commitment to sustainable urban logistics
Jérôme Fouillé, Managing Director at HIG Capital, emphasized the strategic importance of these acquisitions. "We continue to observe solid fundamentals and long-term growth potential in urban logistics, especially within key French corridors where supply remains limited," he stated.
This investment reflects HIG Capital's conviction in the sector and their ambition to build a premier urban logistics portfolio spanning the country's most dynamic and strategic locations. Both firms are committed to identifying further opportunities to strengthen their presence in these high-barrier-to-entry markets.
Expanding a robust real estate portfolio
This latest acquisition, made under the HIG Europe Realty Partners III fund, marks the third logistics real estate portfolio acquired by Atmos Capital and HIG Capital in the first half of 2025, bringing their total logistics surface area to 45,000 square meters for the year. Alban Marion, Co-founder of Atmos Capital, highlighted the partnership's success: "Following the portfolios acquired from Paref and 6e Sens, this new investment brings the total number of assets purchased with HIG since early 2025 to ten."
Atmos Capital's strategy focuses on integrating well-located properties into their portfolio that offer significant valorization prospects. They plan to invest in these occupied sites, in consultation with tenants, to ensure the buildings achieve their full energy and environmental potential, thereby enhancing their long-term value and appeal to businesses seeking modern, efficient, and sustainable warehouse and logistics solutions.
